1. Roof Condition and Ridge Sag
Birmingham heat cooks asphalt shingles, and Ensley's housing stock skews older. From the street our inspectors check for curling tabs, granule loss (dark streaks at gutter lines), missing shingles, and any visible ridge sag — a mid-shingle dip that points to a saturated or undersized roof deck. A 1,200-square-foot Ensley bungalow with a failing roof is a $8,000–$12,000 replacement cost you want to know about before closing.
2. Termite Tubes and Wood-to-Ground Contact
Alabama sits in subterranean termite Swarm Zone 1. In Ensley, where many homes still have crawl-space foundations with wood sills close to grade, mud tubes on pier blocks and wood-to-soil contact at porch posts are common drive-by findings. We photograph every visible tube and note any stacked lumber, mulch beds pulled against the sill, or attached wooden steps that touch the ground. These are the conditions that turn a Section 1 clearance into a $3,000–$6,000 remediation.
3. Stair-Step Brick Cracks and Foundation Movement
Birmingham's expansive clay soil swells and contracts with the rain cycle. In Ensley, where lots are tight and downspouts are often missing extensions, that movement shows up as stair-step cracks in brick veneer, gaps at window returns, and doors that visibly drag. A drive-by cannot diagnose foundation failure, but it can flag the symptoms. Symptoms mean you should pay for a field service inspection ($125+) before closing, not after.
4. Grading Reversal and Downspout Termination
The single most common flag on any Birmingham drive-by is grading that flows back toward the foundation instead of away from it. We measure visually from the curb: if the first 6 feet of soil slope toward the house, water is pooling at the footing. 6. Code Enforcement Red Tags and Skip-Trash Accumulation
Ensley has active code enforcement. A red tag on the door or a posted notice on the front window is a signal the city has already opened a file on the property. That file can include unpaid fines, demo orders, or occupancy holds that follow the title. Drive-by inspectors photograph any posted notices and check the door, windows, and yard signage. Skip-trash accumulation, by contrast, is a property-management problem, not a code problem — but it is one of the strongest indicators of an absentee or absent owner.
7. Occupied vs. Vacant Indicators
The fastest read on a Birmingham rental is whether anyone lives there. Curtains, a mowed lawn, vehicles in the drive, and a working porch light all signal occupancy — which is good for cash flow but raises management questions. No curtains, boarded windows, a knee-high lawn, and utilities visibly disconnected signal vacancy — which lowers your inspection cost (no tenant coordination) but signals deeper distress. Both states matter for your underwriting.
